Many real estate investors are buying properties under the impression that they will go up in value when in reality no one knows when the market will completely flip.. That being said, if we can remove the speculation from real estate investing and instead simply look at what is happening we will see there is a big shift in where Wall Street investors are investing and what is happening with property insurance. We are seeing a large pull back from insurance carriers in Florida, New York, Louisiana, Texas, Alabama and other markets.
We are seeing the gulf coast with large potential issues and we are seeing the rest of the homes selling in the sun belt where wealthy real estate investors, hedge funds and Wall Street firms are buying properties.
If you can not insure your property or properties, this will have a profound impact on the ability in which you sell the property. The buyer would be forced to pay all cash which would be a real problem for the majority of buyers.
That being said, some areas will be hit much harder than other areas and home buyers, property investors, home speculators, wholesalers and real estate professionals should be aware of some of the growing trends in the real estate industry.
